Payment Terms

With the best of payment plans we offer a much flexible payment terms that you can confidently choose from as you make purchase of any of our housing unit.

 

Outright Purchase (Delivery in 60 days after full payment)


100% - Upfront Payment is required in this option for already built houses.

Please note that;

i.   Already built houses will be delivered in 60 days after full payment.

ii.   Non – existing houses at the time of full payment will be commenced, constructed, completed and delivered in 4 to 6 months with 5% discount from the original price, once full payment is made at the initial stage.


40,40,20 Purchase Terms (9-12 months spread for payment & delivery)


i.) 40% Deposit prior to allocation and commencement

ii.) 40% Additional payment is required at roofing stage of the construction.

iii) 20% Final payment at closing for keys and complete documents to be delivered.

NB: Full payment is required between 4 and 9 months and delivery is done in 60 days after last payment.

Credit Purchase Terms

a.) Credit Purchase Terms (2 years spread for payment and delivery)

i. In option 3a, bit by bit payment to accumulate 40% deposit in 6 to 12 months for allocation / commencement is allowed.

ii. Whilst the remaining 60% is spread over another 12 months for closing.
NB: Keys and documents will be released together in 60 days after last payments.

Mortgage Purchase Terms

a.) 20 years spread for Resident Ghanaians

i. With 4a, 20% deposit to us (St.Patrick Estates Ltd.) or the Mortgage Company is required. (NB; 6months bit by bit payment to us to accumulate the 20% deposit is allowed)

ii. Whilst 80% Mortgage Loan for 15 - 20 years period to top up is granted after vetting.
(NB: Once, the initial deposit is received by us and a facility letter is issued by the mortgage company, construction of the house will commence.)

b.) 10-15 years spread for Non–Resident Ghanaians
i.   With 4b, 30% deposit to us (St. Patrick Estates Ltd.) or the mortgage company is required to initiate the purchase. (NB: 6 months bit by bit payment to us (St. Patrick Estates Limited) to accumulate the 30% deposit is allowed.)

ii. Whilst 70% Mortgage Loan by the mortgage company for a period of 10 to 15 years to top up is also granted after vetting.
(NB: Once, the initial deposit is received by us and a facility letter is issued by the mortgage company, construction of the house will commence.)

We will make allocation at such time when we receive a Facility Letter and all required deposits having been made to us or HFC. Note that partial deposits may be made to us or HFC Unit Trust (a subsidiary of HFC Bank Ghana Limited) until such time as full deposit is accumulated.
